Chaffee County Real Estate Market Snapshot – April 2025

As we move deeper into spring, the April 2025 housing data from REcolorado provides fresh insights into buyer behavior, inventory trends, and pricing in Chaffee County—including a closer look at Salida and Buena Vista. The data shows a market in flux, with inventory stabilizing but buyer activity still lagging behind previous years.


County-Wide Trends

  • Inventory on the Rise: Active listings countywide increased to 233, offering buyers more options than in previous months.

  • New Listings Up: New listings rose by 62% year-over-year and 10% from March, totaling 89 new properties entering the market.

  • Fewer Closings: Despite the jump in listings, closed sales dropped 21% from last year and 9% month-over-month, with just 30 closed transactions.

  • Prices Hold Steady: The median closed price in April was $720,000, down just 2% year-over-year, while the average closed price rose to $792,600.

  • Homes Moving Faster: The median days on market dropped to 22 days, a notable improvement from the same time last year when homes were sitting much longer.


Spotlight: Buena Vista

Buena Vista experienced a sharp increase in new listings, up 82% year-over-year with 40 new properties. However, closed listings dropped 29%, showing that while sellers are returning to the market, buyers may be slower to act.
